Did not receive tenant's written notice 4 Months, 2 Weeks ago  
what are the landlord's rights if we have not received the tenant's 1 month written notice? There was a phone call prior to this stating his intention but the letter was not received by us.

This would not be notice where a tenancy requires witten notice but where it is silent it might be sufficient.
