Professional Series Agreements

Professional Series Agreements can be individually drafted and tailored to your requirements. Agreements come complete with full Drafting and Guidance notes which include over 40 standard clauses that can be added to the agreement in certain circumstances. Unlike the pre-printed forms which are copyright, our Professional Series of letting agreements include a licence fee (renewable annually) so that firms may reproduce the agreement for their own use. Licences are issued by user address and one is required for each agreement product purchased. Updates will be provided during the licence period if there are important legal changes. Your chosen agreement will be provided on an appropriate computer media in a format suitable for use on your computer system.

Although the majority of modern residential tenancies will be created as assured shorthold tenancies, it is important to remember that there are a number of important exceptions, such as tenancies with a resident landlord, holiday lettings, and lettings at high rent (i.e.over £25,000 rent per annum). We have created the General Tenancy agreement for use with residential tenancies to which these exceptions apply. This tenancy agreement will create a contractual or common law tenancy. Our Professional Series version of this agreement is ideal for agency situations where the agent manages the property on behalf of the landlord.

This agreement has been developed in response to a professional market encompassing letting agents, solicitors and other professionals engaged in the property management who seek a more comprehensive format. The 'Agent' is cited as a party to the agreement and is given explicit authority to act on behalf of the landlord. The agreement can be readily adapted for use as an assured tenancy agreement and for use in situations where the tenancy cannot be assured (e.g. resident landlord). The Letting Centre Company Letting Agreement provides a format of tenancy agreement that has been specifically tailored for the situation where a tenancy is granted to a company, charitable body, government body or other organisation. Since the Housing Act 1988 specifies that such tenancies may not operate as assured or assured shorthold tenancies, this agreement will operate to create a common law or contractual tenancy which allows the organisation's employees or other nominated individuals to occupy as licencees.
