Section 8 of the Housing Act 1988 offers the opportunity to regain possession of a property prior to the end of the tenancy’s fixed term, providing the landlord can prove at least one of the 17 grounds listed in the Act.

Some of these grounds are mandatory, which means the court must award possession on any proven ground. Others are discretionary, where the court will only award possession if it is reasonable to do so.
